INCOME
All lease holding applicants must have a combined verifiable source of income in an amount in accordance with current community guidelines that is no less than two and a half (2.5) times the rental rate.
CREDIT HISTORY
Our screening provider evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory or insufficient finding may result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.
To assist you with your decision on your new home, we are providing a list of guidelines used to qualify applicants for residency in our communities. Nothing contained in these requirements shall constitute representation by Allegiant-Carter Management Company that all residents and occupants currently residing in our community have met or currently meet these guidelines. Our policy is to require everyone aged 18 or over to be screened for criminal background history. All lease holding residents must meet our qualifications standards as outlined below. It is possible that an application may denied due to criminal convictions. Subject to their compliance with applicable laws, qualification standards include, but are not limited to, the following criteria:
IDENTIFICATION
Applicants must present a valid United States government issued photo identification card for each person age 18 years and older that will be living in the apartment.

GUARANTORS
If a guarantor is needed, they must provide a valid government photo identification card and meet the entire qualifying criteria presented above. All guarantors must have a verifiable source of income in an amount no less than four (4) times the rental rate. The guarantor must continue to meet the criteria used to qualify them throughout the entire duration of the applicable lease period.
CRIMINAL HISTORY
Our investigation includes criminal background screening. It is possible your application may be denied due to criminal convictions. We conduct criminal background screening on leaseholders and occupants over the age of 19.
OCCUPANCY
The following occupancy standards apply based on two (2) persons per bedroom, plus one (1) person, per apartment:

PETS
Pet restrictions vary at each community. The following breeds and any mixture thereof are restricted from our Allegiant-Carter Management Company community: Akita, Bullmastiff, Cane Corso, Chow Chow, Dalmatian, Doberman Pinscher, Fila Brasileiro, German Shepherd, Husky, Malamute, Pit Bull Terrier, Presa Canario, Rottweiler, Staffordshire Terrier and Wolf-Hybrids.
Additional breed restrictions could apply and be property specific. If you have pets, please see your leasing representative for more information. Management shall make the final determination as to the breed or classification of pets regardless of applicant’s representation as to the breed of classification of any animal.
Veterinary records are required at move-in and may be requested at renewal. There is no charge for a valid Assistance Animal Accommodation request.
FAIR HOUSING STATEMENT
Allegiant-Carter Management Company is committed to compliance with all federal, state, and local fair housing laws. Allegiant-Carter Management Company subscribes to a universal policy for the achievement of equal housing and no person will be discriminated against because of race, color, age, religion, national origin, sex, familial status, disability, sexual orientation, gender identity, marital status or any other applicable laws protecting specific classes. All persons involved with the leasing and operation of apartment homes are provided with diversity training on fair housing laws and Allegiant-Carter Management Company corporate policies. Allegiant-Carter Management Company and Community Owner will discuss and respond to any reasonable accommodation request based upon disability-related need. Allegiant-Carter Management Company and the Community Owner will allow reasonable modification of existing premises, which may be at the expense of the disabled person.
RENTAL RATES AND LEASE TERMS
Original rental rate quotes will be honored for one (1) business day. The quoted rental rate is associated with the apartment's availability at the time of your quote, the move in date, and the lease term requested. Any revisions or changes to a quote, including but not limited to, the selected apartment unit, your move-in date, or lease term may require a revised quote which may result in a different monthly rental rate.
APPLICANT APPROVAL ACKNOWLEDGMENT
Applicant agrees to and acknowledges that all qualifying criteria referenced above will be considered in the screening process. Screening recommendations are based on the overall screening report from a third-party provider. Applicants who do not meet the requirements referenced above may be declined or subject to a conditional approval including, but not limited to: additional/increased months rent and/or deposit, proof of payment, proof of identity, or personal guarantor.
Applicant agrees to pay a non-refundable application fee per applicant. Also, please note that waitlist application fees are non-refundable, even if an apartment does not come available for your move-in date. Payment of the application fee does not guarantee an application will be accepted. If a payment from an applicant is returned to us by a bank or other entity for any reason, if a credit or debit card payment from applicant to us is rejected, or if we are unable, through no fault of our own or our bank, to successfully process any ACH debit, credit card, or debit card transaction, then 1) Applicant shall pay to us the NSF Charge and 2) We reserve the right to refer the matter for criminal prosecution.
